New residential development for Neighborhood Housing Services of the Inland Empire (NHSIE) that transforms two underutilized parcels into vibrant housing opportunities within a dense urban neighborhood. The project includes two mid-rise buildings totaling 92 units including studios, one-bedroom, and two-bedroom apartments, with a significant percentage of income-restricted housing exceeding affordability requirements. Ground-floor retail space totaling over 4,400 square feet supports neighborhood-serving businesses and brings activity to the street level.
Designed to prioritize walkability, wellness, and safety, both buildings feature open-air courtyards at their core, rooftop terraces, and shared recreation areas that foster community connection. Drawing from biophilic and CPTED principles, the design encourages daylight, natural cross-ventilation, and passive surveillance. Each unit includes a private balcony and in-home laundry, while elevator access, secure parking, and pedestrian-friendly site planning further support comfort and livability for residents.
